We are glad you have chosen to live in the DRPHA and we look forward to knowing you and your family as neighbors. If this has been your home for a long time, it is quite likely that you already know most of your neighbors and something about the Patio Home Association to which we all belong. For new owners and residents, this is a review of important aspects of the Association.

First, the Declaration of Covenants, Conditions and Restrictions (usually referred to as the "Declaration") and the Bylaws of the Association are the basic controlling documents for the Association and its members. You should read and understand both of them. If you were not provided with these by your realtor or the previous owner, they may be obtained for a modest price from the manager.

Second, the Board of Directors of the Patio Home Association is given the power and duty to establish Rules and Regulations necessary for the orderly operation, use and occupancy of the property.

In DRPHA, there are a total of 50 lots. The yards, sprinkler systems, and beds contained within an owner’s property are privately maintained by the property owner, except for mowing and edging the grass which is provided by the Association; the ground are maintained by the Association. The fences, walls, or hedges erected on a lot are the responsibility of the owner. Each homeowner must refer to the platted deed of his or her property to determine actual boundary lines, as they vary in different areas. The interior streets of Messenger Stakes, Hambletonian, Triple Crown, Kentucky Derby, and Cane Place are dedicated to and maintained by DRPHA, as are the mailboxes.

The upkeep and care of the common area are costly and monthly assessments are the only source of income. Assessments for this purpose are due and payable on the first business day of each month to DRPHA at the Manager’s address: 11149 Research Blvd., Suite 100, Austin, TX 78759. an assessment is delinquent if not received by Goodwin Management, Inc., by close of business on the 10th of the month. Postmarks are not considered or reviewed in this process. Any assessments received after the 10th will incur a $10 late charge. The entire amount of your check goes into the Association’s account. Please include any late charges incurred with your subsequent assessment payment. You will continue to receive monthly notices of any late charges or outstanding balance on your account until the entire debt is paid. Goodwin Management, Inc., has no authority to waive or rescind a late charge unless an accounting error was made in its office. All requests to remove late charges must be submitted in writing to the Board of Directors in care of Goodwin Management.

In the event of a common area emergency, such as a broken water line, sprinklers, etc., between the hours of 5 pm and 8 am Monday through Friday and 24 hours a day on weekends, you may call our main number at 502-7540. Your call will be received by our answering service and property threatening situations will be dispatched to the Property Manager on duty. However, all situations requiring medical attention, police assistance, or fire department assistance should be reported directly to 911 with a follow up call to Goodwin management, as necessary. Non emergency calls received after hours will be returned on the next business day.

Securitas International provides a courtesy patrol 24/7 throughout Davenport Ranch Master Neighborhood Association.  The patrol is provided by the Master Association and paid for by the dues you pay to the Master Association.  If you observe anything, which can become an emergency situation, please call 9-1-1.  For non-emergencies please call 3-1-1. The courtesy patrol does not have powers of arrest and can not provide strong defense of you or your property.  Their job is to observe and report to the police, any suspicious activities so that uniformed officers of the law can take proper action.  If you see something taking place and call the courtesy patrol first you may have delayed the arrival of the police and this could be a crucial factor. You may call them to report minor incidents and for such matters as asking them to check your home more closely for a period when you are absent. Their main number is  454-6600.
