The Texas Facilities Commission is offering to surface lease the state owned land across Bull Creek Rd. to private developers as part of the Public-Private-Partnership act passed by the legislature in 2011. Surface leases preclude any private home subdivisions because the state still owns the land.

The first developer to submit a proposal, Stratus Properties, attended our November 5th meeting to present their ideas and get input from OHNA residents. They have promised to provide us with a written and graphical description of their modified proposal. Their initial plan will include an HEB, movie theater, apartments, office buildings, and parkland with extensive trails. You can view their original handouts:

We will post the updated Stratus plans here after they arrive.

In the meantime, we need to reach some consensus on what level of private development our neighborhood would consider compatible with a primarily residential area, considering potential traffic congestion, water runoff, and noise problems at that site. Please send your suggestions to oakmontsuggest@gmail.com so that we can compile and publish them in a summary form on our web page.

Summary of nine comments from five residents received as of Thursday 09/20/2012

  • Coordinate with Allandale, Ridgelea, Rosedale, etc to seek expertise from them (2 people)
    Executives from the Oakmont Heights Neighborhood Association, the Ridgelea Neighborhood Association, the Rosedale Neighborhood Association, the Allandale Neighborhood Association, the Highland Park West Balcones Area Neighborhood Association, and the Westminster Manor Residents Association met together on Wednesday 09/12/2012 and formed the Bull Creek Road Coalition.
  • Heavy traffic on Bull Creek Road (2 people)
  • Traffic light at 45th street will be backed up for many blocks (2 people)
  • Noise from buildings and MoPac. (2 people)
  • Light pollution from parking lots and signage. (2 people)
  • Heavy traffic on Jackson and Oakmont
  • Large service vehicles in and out of neighborhood
  • Construction parking and noise
  • More foot traffic through neighborhood.
  • Character of sleepy little urban neighborhood changes.

  • Need to catalog the large heritage trees.
  • Need independent traffic / water-quality / drainage / environmental impact studies.
  • Check for compliance with Imagine Austin Comprehensive Plan
  • Gas station
  • Speed bumps
  • Pavement behind 45th houses unnecessary and unwanted
  • Add a small playground for neighborhood children

Association Dues $5.00 for 2011

Annual neighborhood association dues for 2011 will continue to be $5.00 per household. Payment of dues allows you to vote at association meetings, although everyone is welcome to attend. Even if you are not able to attend meetings or help with association activities, your dues payment allows your neighborhood association to remain active.
