FOLLOW-UP BRIEFING AND NEIGHBORHOOD ASSOCIATION EXECUTIVE COMMITTEE MEETING ON
BULL CREEK APARTMENTS DEVELOPMENT
The developers seeking to build new apartments on Bull Creek Road will give a follow-up briefing
on their project on Monday, June 12, at 6:30 p.m. at Harris Bell Hall on the third floor of Westminster
Manor, 4100 Jackson Ave.
Ardent Residential, in partnership with Post Properties, is purchasing the apartment complex at Bull
Creek Road and W. 44th St. (The site being sold is the Bull Creek Townhomes, not the Kingswood or
Georgetown Square apartments.) The new owners plan to demolish the existing 40-year-old apartments,
a series of two-story units surrounding by asphalt parking lots, and build a new single structure,
expected to be three and four stories high, with a parking garage. The planned structure may almost
double the 140-unit capacity of the existing complex. The developers are seeking a zoning change to
allow greater height and capacity on the site. The city Zoning and Platting Commission is expected
to consider the zoning change later this month, with city council action soon after.
On May 15, the developers briefed area neighborhood residents on their preliminary plans for the project.
Several questions were raised about the project, including its impact on traffic, drainage, water pressure,
and future development on Bull Creek Rd. At the follow-up briefing on June 12, the developers expect to
have available an engineer's report on the impact of the project on drainage and utilities, including water
pressure, a traffic volume projection, and preliminary site plans, including traffic access to and from
W. 44th St. and Bull Creek Rd. This is another chance to offer your comments and ask questions about this
proposed development.
The Oakmont Heights Neighborhood Association Executive Committee will meet on Thursday, June 15,
starting at 7 p.m., in Harris Bell Hall on the third floor of Westminster Manor, to review the
Bull Creek Apartments project and consider the neighborhood association's position on the rezoning
request. Neighborhood residents are welcome to attend and submit testimony to the committee. Those
who cannot attend may submit their comments to neighborhood association president Tom Whatley at
tom.whatley@earthlink.net or at 323-5051 or post on the neighborhood email list at oakmont@yahoogroups.com.
time permitting, the Executive Committee also may discuss options for a neighborhood
web page, the speeding situation on Oakmont Blvd., including the possibility of a four-way stop at
Oakmont and W. 38th St. to slow traffic, and the parking situation on W. 42nd St.
Updates on Neighborhood Issues
The MoPac Corridor:
Noise Walls and Managed Lanes. Progress toward the long sought goal of building noise
walls along MoPac Blvd. (Loop 1) has been slow but recently encouraging. Last year,
Mayor Will Wynn announced that the Texas Department of Transportation (TxDOT) will
begin the process of building sound walls along MoPac Blvd. (Loop 1) between Town Lake
and Hwy. 183. TxDOT recently hired a consulting team led by DMJM Harris that in the
next few months will gather public input about the design for the noise walls. Current
estimates are that construction of the noise walls could begin as early as 2009.
