Board of Directors Meeting

January 31, 2005

The meeting was called to order in unit #104 at 6:50 pm by Richard Kropp. 

 

Minutes from November 15 Meeting

 

Marcus moved to approve the minutes as presented. Carter seconded.  Minutes were adopted by unanimous vote. 

 

Financial Report

 

Stan Scheiber presented the financial report.  There were no delinquencies.  Utilities ended the year $12,383.00 over budget and the budget has been increased for 2005.  Stan stated that he had received a billing analysis from the city and that the next step will be comparing what was paid by Reflections II to what was billed. 

 

The gutter repairs and tree-trimming have been completed.  There were also repairs to the roofs of three units. 

 

Old Business

 

          Richard provided Stan with a violations list associated with the walk-through of the property that was conducted in October.  Richard did another walk-through in December and found that some of the items had been fixed.  Beck and Co. will send notices to the remaining units where repairs are needed.  Most of the violations consist of torn or faded screens and window coverings.

 

New Business

 

Stan stated that he has received one bid on the painting of the property and it was much higher than the budgeted amount.  The estimate also did not include siding repairs.  He will continue to obtain estimates and report back to the Board at the next meeting. 

 

Stan discussed the need for the Board to be involved in making decisions about replacing siding as the units are painted.  This may be handled through a Painting Committee

 

          The Board also discussed the possibility of purchasing property along the creek that is being offered for sale.  The property lies between Reflections I and II and has been owned by the FDIC for many years.  It was recently acquired by another organization and is being offered for sale.  It appears that much of the property lies in a flood plain and options for its development are limited.  The Board decided to take no further action on this issue. 

 

Next Board Meeting

 

          The next meeting will be held Monday, March 14, 2005 in unit #115. 

 

Carter motioned to adjourn the meeting and Marcus seconded.  The meeting adjourned at 8:00 p.m.
