Board of Directors Meeting
April 5, 2010

The meeting was called to order by Rita at 6:45 pm.  All board members were in attendance along with Adriane Simons, our property manager.
Minutes from September Board Meeting
Carter made a motion to accept the minutes from our September 21st meeting and Michelle seconded.  They were approved unanimously.
Financial Report
Adriane indicated that total cash in all accounts amounted to $78,234.87 with 16 owners delinquent, six of which are on a payment plan. There is a CD that matures in January and Adriane will seek the best interest rate possible when it is renewed.
Old Business
The board is concerned about delinquencies on HOA dues and conducted in-depth discussion as to how to ameliorate this problem. Adriane explained in detail how they are handled. After a lengthy discussion the board unanimously approved a motion made by Carter to raise the late fee to $50.00 and Helen seconded.
A sewer line repair at Unit 17 and window maintenance at Unit 23 were discussed in order to reach a final disposition of these events.
New Business
A review of "Who Maintains What?" is being studied by Beck & Company and the board and will be presented to owners as soon as it is complete. This document will delineate what general common elements are under Association responsibility, limited common elements are under Association responsibility as well as the limited common elements and certain unit elements that are under Unit owner responsibility.
Insurance deductibles are also under review since the HOA carries a property policy that has a deductible and unit owners that have insurance also have them. Our goal is to make it clear whether the owner or HOA is responsible for the deductible based on what type of damage that occurs.
It is important that all dogs are kept on leashes since we do have an ordinance that states this rule. This is for everyone's safety. All pets should be watched carefully this time of year due to coyotes that have killed them in the past.
The next board meeting will be April 19th at 5:30pm. at Helen's unit.
Adjournment
Rita made a motion to adjourn the meeting at 7:45pm and Carter seconded. The board voted to accept these motions.
