All board members were present - Rita Pierson, President. called the meeting to order at 6:45 pm. Helen Bennett, Carter Rowles, Michelle Parriott and Swayne McCauley were present. Adriane Carbajal, Property Manager - Beck & Co. attended.  Carol Biedrzycki and Richard Kropp, members of the Roof Replacement Committee were there.


Minutes from April Board Meeting
Carter made a motion to approve minutes from the April meeting and Michelle seconded and they were unanimously accepted.
Financial Report
Adriane submitted a draft report indicating that there is a balance of $221,591.46 in our account.  Not all of our bank statements have been received.
Old Business
Roof Replacement Project:
5 bids -  Each bid was to include the following:
  1. Cover and protect landscaping to reduce the possibility of damage during the re-roofing project. Replace damaged landscaping.
  2. Remove shingles, decking and dispose of debris.
  3. Replace decking as needed, and/or replace all decking and/or replace fascia and frieze board.
  4. Install 15#  felt on low slopes and 30# felt on more pitched roofs.
  5. Replace and close valleys with 20 in. galvanized metal.
  6. Replace roof jacks, flashing, chimney "crickets," roof vents, plumbing vents, pipe collars, attic vents (low-profile), plumbing stack flashing, etc.
  7. Install 30 year dimensional shingles, Tamko Heritage, or equivalent with 10 year algae protection.
  8. Install new metal drip edge.
  9. Paint flashing, vents, and plumbing pipe jacks to match roof color.
  10. All materials and equipment shall be installed in accordance with manufacturer' specifications and local ordinance.
  11. Remove trash and debris from property daily. Use magnet roller to pick up nails that may be missed during cleanup.
  12. Provide total square footage and price per sq. foot.
The following companies placed these bids:
Art-Tec $220,691.00
Roof-Time $234,595.00
Crossroad Construction $276,990.00
All-Tex $334,812.00
Lifetime $270,000.00
Based on these bids, Crossroad and All-Tex were eliminated and on July 23  at 6:00 pm, Art-Tec, Roof-Time and Life Time gave presentations to the board and roof committee members at Beck & Co. offices.  Everyone was present except Michelle.  Swayne made a motion to accept Roof Time's bid and Helen seconded.  There was a unanimous vote selecting Roof Time..  More information concerning a time table on this project will be furnished to unit owners and tenants as they are developed.
Beck & Co. has asked for a fee for support of Capital Improvement projects based on total cost of the improvement activity at or for the property.  1% fee for support services where the work is provided through a general contractor. Capital improvements are defined as any expenses not included in the operating budget and/or financial statement.
New Business
Unit 98 has had problems with roots clogging the sewer line.  Previously, Unit 97 had the same situation.  Star Tech will correct the problem again.
Water damage has been reported in Unit 12 and which may have involved a roof leak and Adriane is looking in to the situation and will recommend a solution.
A complaint was received from Unit 134 concerning the way Ramming handled Section B of the parking lot sealing noting that they were off schedule relative to the initial notice to each unit.  A mention of the sealant not having enough time to dry being evident by tire impressions made was also mentioned.  Also mentioned was a request to replace common wall siding and Adriane will study the problem and make a recommendation.

At 8:20 Carter made a motion to end the meeting and it was seconded by Helen.
