Discussion [6:18 PM] ---------------------------------------------------------------------- Music Studio Project Contact info: PAUL REIKERT priekert@gmail.com | 512.587.6363 MR. REIKERT, shared interest in building a music and recording studio at property he has purchased at 2205 East 12th Street (former 12th Street Baptist Church). He intends to CHANGE THE ZONING FROM "CIVIC" to "LIMITED OFFICE" (LO). The surrounding properties currently are zoned single-family (SNF) or LO. Construction would NOT alter the footprint of the building. Windows would be filled in for soundproofing. MR. REIKERT detailed the operation of a music studio: It would NOT be a retail location; it would NOT be a live music venue. The property would operate as an office. There would be limited traffic to the site since tenants book in 8-10 hour blocks and, during that time, there are usually fewer than 5 people on-site. Finally, soundproofing required for operating a successful music studio ensures that there will be NO noise from outside the building. It was suggested that MR. REIKERT contact the congregation to inform them of the intended reuse. DUSTY said he would help establish that connection. ACTION ITEM:RNCT will consider this item for a vote the next public meeting.
